Christmas and New Years Trading Hours
Our Wentworthville office will be will be closed from Saturday December 24, 2011, and will reopen on Tuesday 3rd January, 2012.
During this period, all telephone calls are to be redirected to Westmead office.
End of month will be processed by Friday 30th December, and we will continue carrying out our duties, which are necessary during this period. Your tenants have been informed of all emergency contact numbers.

Water Saving Devices
During this busy period our Property Managers are working towards and arranging a plumber to fit and supply water saving devices to any individually metered properties which we charge water usage to tenants before 31/1/12.
Internal cold water taps and single mixer taps for kitchen sinks, bathroom hand basins and shower heads are required to have a maximum flow rate of nine (9) litres per minute.
If you have a separate water metered property that was
built before 2006 the chances are likely you will need to fit the saving devices.
You may email westmead@ljh.com.au or wentworthville@ljh.com.au or your property manager giving them authority to arrange a plumber to fit water saving devices.
Reminder for Landlords
It is always best to keep your Property Manager informed if you are going away during this holiday period. You may also provide your managers with emergency contact numbers if you wish.

Take Advantage Investors
HISTORICALLY, sales in late December and into January tend to be slow compared with other months.
First home buyers or investors making purchase decisions during this time may find less buyer competition for properties that are on the market and vendors who are keen to finalise a sale before the end of the year.
Sales activity will often drop off around mid December. People have different priorities at this time of year. They are thinking about their holidays, parties and celebrations, for example.
Searching for property is certainly time intensive, and may get put on the back-burner by some. As a result, the close of 2011 may be the perfect time for first home buyers or investors to negotiate a good deal and take advantage of motivated vendors.
